Asphalt Parking Lot Repair
Asphalt parking lots are an important part of any business location. They provide first impressions to customers while providing convenience when customers visit. Therefore it's important to keep your parking lot in good shape with well defined spaces and easy access. From time to time, a parking lot may need some maintenance or repair to preserve its value.
Asphalt surfaces, including commercial parking lots, are subjected to many stresses and can fail over time. As a result, cracks, gouges and potholes can develop which are unsightly at best and potentially dangerous at worst. Asphalt paving can develop cracks which can fill with water. The water erodes the stone and dirt under the asphalt paving layer allowing the asphalt to sag and crumble. As cars and trucks drive over the weakened area, the crack grows, eventually turning into a pothole.
In short, it's important to maintain your parking lot to avoid major problems. For example, sealing cracks is less expensive than repairing potholes. We recommend regular asphalt parking lot repair and maintenance to all our clients to protect their investment. A good looking parking area adds curb appeal to your business so it's important to keep it looking great!
Parking Lot Repair Services
If your asphalt needs some TLC, we're the ones to call. We can take care of any parking lot issues you may have. Here are some of the services we provide:
Potholes develop over time when damage to the asphalt layer allows water intrusion into the gravel layer. The water breaks down the supporting gravel layer allowing more damage to the asphalt layer. In short, once the substrate gravel layer is exposed, the damage spreads and becomes a pothole.
To fix a pothole, we first cleanout the area, removing loose gravel and asphalt. Next, we repair the gravel base to provide a strong support layer. Finally, we fill the hole with hot pour asphalt and smooth it over for seamless repair.
Cracks in asphalt allow water to penetrate to the gravel substrate layer. As a result, the gravel layer erodes and is unable to support the asphalt layer above. Over time, the crack will grow in size and eventually become a pothole. We fill cracks with injection and hot pour asphalt sealing the asphalt layer so the gravel layer below is protected.
A slurry seal is made from a mixture of water, asphalt emulsion, aggregate (very small crushed rock), and additives. Polymer is commonly added to the asphalt emulsion to provide better mixture properties. This mixture is applied over an existing layer with low to moderate damage and some cracking. As a result, the slurry seal provides an additional layer of protection while filling any cracks.
A well marked parking lot looks great and adds curb appeal to your business. As professional asphalt contractors, we use bright, durable traffic paint to give your parking lot some sparkle. In addition, we know all the ADA rules so your parking lot meets all the local, state and federal standards.
